Currently, the most prevalent challenges faced by Chinese citizens in accessing medical care are high costs and limited availability. Improving the community-based healthcare service system has consistently been a central focus of healthcare reform in China. At present, numerous real estate enterprises are strategically positioning themselves within the healthcare sector. As part of its upgraded urban operation strategy, China Jinmao has partnered with Chunyu International, a distinguished player in internet-based medical services. This collaboration represents a significant step for China Jinmao in refining its industrial layout, and it will also contribute valuable insights toward advancing innovative models of community healthcare services in China.

Overseas Medical Services Take Root in Communities, Creating a New Ecosystem for Internationalized Health Communities

Chunyu International is a well-known domestic online platform for overseas medical services. It has been committed to internet-based healthcare, aggregating top-tier international medical resources onto its online platform. Leveraging internet technology, Chunyu International provides customized overseas healthcare solutions for Chinese citizens, including remote video consultations and international patient referrals. Meanwhile, it is dedicated to introducing international medical standards and service philosophies into China, fostering a new ecosystem of an international health community. Chunyu International has now become a professional integrator of healthcare services within real estate health communities. In collaboration with commercial real estate developers, it jointly establishes community health management centers that adhere to international service standards, delivering high-quality medical services such as international healthcare management tailored for the elderly and children (“the old and the young”) within these communities.

It is understood that the collaboration between Chunyu International and China Jinmao will introduce high-quality overseas medical resources under Chunyu International. The two parties will engage in comprehensive services and in-depth cooperation across branding, resources, and channels, jointly building a medical and elderly care service platform. By connecting with premium international medical resources and advancing multi-faceted services such as internet-based healthcare, they aim to provide high-quality medical and elderly care services to Jinmao property owners, thereby enhancing community quality. Meanwhile, Chunyu International will provide China Jinmao with access to premium overseas medical resources, internationalized technologies and services, as well as multifaceted cooperation in physician resources, hospital management, and business development, jointly creating an internationalized healthy community.

It is reported that Chunyu International has recently entered into an exclusive strategic partnership with Cambridge Health Alliance (CHA), a renowned medical chain group in the United States. Founded in 1996, CHA operates 18 affiliated healthcare institutions across Massachusetts, serving more than 140,000 patients annually. As a leading exemplar of the Program of All-Inclusive Care for the Elderly (PACE)—an innovative model integrating medical and long-term care in the U.S.—CHA provides its elderly and pediatric members with a comprehensive, “bundled” package of medical services, health management, and daily living support, thereby achieving true integration of medical and eldercare services. Dr. Kirsten Masek, Medical Director of CHA and Professor at Harvard Medical School, also attended the 2016 Qingdao Jinmao Industrial Development Summit in China at invitation and delivered a keynote address on “The Internationalization Path of Model Community Clinics Across the United States.”

Following its alliance with CHA, Chunyu International will introduce U.S. general practitioners and innovative primary care models to China for the first time, establishing high-standard American-style community health centers. In particular, it will provide premium medical services, including international healthcare management tailored for the elderly and children (“the old and the young”), which will significantly advance the innovative development of domestic community medical service models.

Real Estate Developers’ Forays into the Healthcare Industry Are Becoming a Trend

China Jinmao, a platform enterprise for the real estate and hotel segments under Sinochem Group—a Fortune Global 500 company—has successfully established its presence in five major regions (North China, East China, South China, Central China, and Southwest China) and 16 core cities.

Currently, China Jinmao is upgrading and transforming from a real estate developer into an integrated urban operator. It is gradually establishing and refining its “Industry-City-Finance” integrated urban operation model. By integrating high-quality international industrial resources, the company aims to achieve comprehensive upgrades in regional functions and urban vitality. It has already established a series of successful urban operation cases, represented by Changsha Meixi Lake International New City, Nanjing Qinglongshan International Eco-City, and Qingdao Sino-European International City. The alliance with Chunyu International represents a key strategic move by China Jinmao to enhance community functions and quality.

From the current macroeconomic environment, the growth rate of China's real estate industry is gradually slowing down, and many real estate companies have begun to lay out new profit growth points. Healthcare, known as the "evergreen sunrise industry," is clearly an ideal investment direction. Relevant reports indicate that the scale of China's health service industry will reach 8 trillion yuan in 2020.The domestic medical services market, which urgently requires improvement, holds immense potential, particularly in the field of community-based medical services, leaving ample room for developers to expand.

Major real estate developers such as Wanda, Vanke, and Evergrande have already entered the healthcare market through investments, equity participation, and the construction of medical institutions. By partnering with China Jinmao to pilot the integration of overseas medical services into local communities, Chunyu International is set to explore an innovative space with greater future potential.
